Strategic Housing Land Availability Assessment

 

 

The Council is currently undertaking a Strategic Housing Land Availability Assessment. The assessment is required by national planning policy as set out in Planning Policy Statement 3: Housing.  A Strategic Housing Land Availability Assessment identifies and assesses potential sites for new housing development. Once completed, it will form an important part of the Evidence Base used by the Council to inform our main planning document -the Local Development Framework (LDF). It will be updated annually.

 

The primary purpose of the Assessment is to identify a pool of potential sites from which the plan making process will select the best and most appropriate locations for development.

 

The production of a Strategic Housing Land Availability Assessment is a technical exercise essentially asking ‘Could this site be used for housing?’ (either purely for housing or part of a mixed use development). The question ‘Should this site be allocated for housing?’ is considered during the preparation of the LDF documents, usually the Core Strategy or Site Allocation documents. These documents will be subject to a full public consultation process.

 

It is therefore important to note that the inclusion of a site in the Strategic Housing Land Availability Assessment survey does not automatically mean that a site will be allocated for development within a LDF document or that planning permission would automatically be granted.

 

 

Please use this form to submit sites for inclusion within the Strategic Housing Land Availability Assessment. Deadline for submitting sites for this year is the 9th October 2008.

 

Please note that the Assessment will only consider sites of 0.16 ha and above or a site shown to be capable of accommodating at least 5 or more dwellings.

 

Sites submitted to the Council as part of the Assessment process will be available for public inspection. It should therefore be noted that we are not able to treat the information submitted as confidential.
